Poma Construction Corporation fabricated and installed more than 1,000 l.f. of replacement aluminum railing at the Sea Dunes Condominium project on Amelia Island, Florida. The Sea Dunes railing project was difficult both technically and logistically. Technically, the 7-story oceanfront facade is composed of multiple size terraces and patios of varying shapes, sizes and setbacks. Structurally, the railing posts are anchored into hollow core pre-stressed concrete planks that had historically been a source of water intrusion into the building. Poma’s railing anchor detailing and construction methods solved this difficult construction problem. Logistically, 80% of the Sea Dunes units are subject to short term rental to resort guests. Contractor access for railing replacement was through the interior of each unit. This created a scheduling challenge to remove and install new railing in over 50 units within the unoccupied rental schedule. Poma worked extremely well with the owners’ agents and the building’s CAM to complete the railing installation with the least disruption to renters and loss of income to the owners.
In short, Sea Dunes Condominium Association was more than satisfied with Poma Construction Corporation’s performance, and would hire them again to perform similar work.
